Our AREI house designs have all been carefully designed for Australian lots and lifestyles. Whether you are building your home in Victoria or anywhere else in Australia (hello Perth, we see you over there), we feel sure we will have a modern home design you will fall in love with. We divide our house plans into ‘Series’. Each Series has 5 contemporary floor plan variations and 3 interchangeable exterior facades to choose from. Once you have selected your favourite home design you have the ability to work with us (through your builder) to customise the plan to suit your needs perfectly. It’s the next best thing to a custom house design, while avoiding any hefty price tags.

Standard lot homes – 12m to 16m frontages
Series 9 ASG3

Series 10 ASH3
The ASH3 house design has plenty of small design details which add up to equal a stunning, unique and spacious home. A mudroom – the perfect space for dropping bags and shoes in a hurry, a sprawling butler’s pantry and a window seat area in the master bedroom are just a few of the special features in this trendy floor plan.
Series 12 ASJ5
Looking for a floor plan that’s a little different? ASJ5 is a modern home design centred around the swimming pool – perfect for families who love entertaining. It’s also great for lots with a tricky orientation (does North run along one of your side boundaries??). Series 15 ASM2
This house design has a really space efficient footprint, and is all great all-rounder floor plan. At only 202m², it is one of our more compact 4 bedroom house designs, however it certainly doesn’t compromise on inclusions.
Series 16 ASN2
This modern home design is another compact little gem! With 4 bedrooms, a theatre and a small separate study, this home basically has it all. A perfect home for investors, or for homeowners who don’t wish to over-invest in housing, while maintaining a great lifestyle.
Narrow lot homes – 9m to 12m frontages
Series 3 ASC
A compact queen! Who says you can’t have your home and your avocado toast too? This home suits narrow lots down to 10m, and includes a double garage, two living spaces and full size bedrooms.
Series 6 ASD2
A unique modern house design with a creative entry layout that makes the most of the house frontage and adds interest to the façade – we love a special entry pathway. This plan series has seven fabulous façade options to choose from.
Series 20 ASR4
The courtyard included in this design makes for an impressive entry way, plus maximises natural light in this narrow floor plan. Perfect for lots down to 10m (depending on your particular lot).
Wide lot homes – 16m to 21m frontages
Series 1 ASA5
A spacious contemporary floor plan with TWO huge stacker doors. Open the theatre, living and alfresco right up to create an entertaining space perfect for crowds! We love the tucked away master suite, massive butler’s pantry and kid’s activity area.
Series 2 ASB2
This house design has a super spacious master suite, and a bonus bar area in the dining space. A great practical family layout with plenty of separate zones for relaxing – no square metres are wasted in this modern house design!
Series 33 BSB5
Wow! This luxurious house design has three really great living spaces, an enormous master suite and all the mod-cons we’ve come to love, like a mudroom, butler’s pantry and kids IT area.
